Weichert Realtors  SPM is adding Commercial Sales and Expanding Lease, and Management Services

When we decided to add Commercial Sales and expand our Commercial Lease and Management, we first evaluated policies and procedures we needed to have in place and the ones we already had in place. We reviewed them all:

  • Marketing
  • Agent growth and development
  • Reporting System

SPM Property Management a division of Weichert Realtors SPM manages several commercial properties. Expanding our Commercial Property Services to cover, Commercial Property sales, as well as Commercial Lease and Management, is a natural process for us.

Commercial Real Estate Marketing

Commercial clients typically only have five to ten choices for real estate firms that specialize in commercial properties. However, those companies stay with one or two marketing platforms to sell or lease those properties. For example, LoopNet and Costar property search are two of the most popular search engines for Commercial Properties. For the most part. One reason is that memberships for property listing services like MAR, TAR and Multiple Listing Services (MLS) are expensive.

To be a member of MAR, TAR, and MLS costs between $2,200 - $2,400. However, Weichert Realtors SPM is a member of these services. These memberships allow our commercial properties to get pushed out into the Multiple Listing Service which, in turn, rolls over straight into sites like Zillow, Trulia,  and some 500 other websites.

Expanding these services are a natural process for us. We already have invested in the property listing services, and when we add LoopNet and Costar to our already extensive listing services, we can cover every marketing aspect to get Commercial Real Estate Sold or leased.

Weichert National Branding

Weichert Realtors SPM is going to take our "Weichert Difference" marketing philosophy that we do in the residential market, as well as, the conventional Commercial Property search engines such as LoopNet and Costar property search to sell or lease Commercial Properties. Also, our partnership with Weichert National makes it possible for a chain type national firm looking for property find Commercial Real Estate that meets their specific needs.

Well Trained Agents

We have found that most serious agents fail for two primary reasons: They have not received the training and coaching that they need to be successful and accountability. With accountability being the number one reason agents fail. Therefore, Harry Spore, Managing Partner, and Broker is very hands-on which increases our agents potential for success.

Expanding Our Agents' Income Potential

We want our agents to be professionally and financially successful. Growing our Commercial Real Estate Sales, Lease, and Management opens the door for our agents to earn more income.

Reporting System

Weichert Realtors SPM can create a list of properties based on investor criteria; even if the property is listed with another agent. Weichert SPM can show the investor any property on the market and work with them on their behalf for the purchase. We also care for investment properties and property owners in that we:

  • Have an Owner's Portal providing a report that shows the cost and profit from the property
  • Track conversions
  • Provide reports showing the maintenance investment made on the property
  • Track occupancy and vacancy length
  • Work with Property investors to increase property values
  • Browser internet tools so that investors can view reports at their convenience
